Right Space Commercial completed seven leases totaling approximately 15,200 square feet during the third quarter of 2026, with transactions spanning Birmingham, Northport, Phenix City and Mobile.
Office space accounted for five of the seven completed leases, but Q3 activity also included retail and industrial space. The quarter ranged from an existing office tenant expanding its footprint to a Northport space that leased before it reached the open market and a 5,600-square-foot warehouse lease in Phenix City.
Right Space also placed a 49,000-square-foot Northport warehouse under contract for sale during the quarter.
Three Office Leases at Cahaba Office Park in Birmingham
Cahaba Office Park accounted for three Q3 leases totaling approximately 6,200 square feet, making it the most active property in Right Space's transaction activity for the quarter.
Little Bellies leased approximately 2,700 square feet in Suite 2100, taking a prominent corner space in Building 200. Little Bellies specializes in non-medical pregnancy ultrasound experiences and related services, with locations across the country.
The transaction also involved more than finding the right office. Right Space's construction team handled work on the suite that included subdividing the space, painting and installing new flooring as part of the buildout.
Another Cahaba transaction came from an existing tenant. Springer, Romeo & Associates, a Birmingham personal injury law firm, expanded its footprint at the office park by leasing approximately 2,600 square feet in Suite 3228.
The expansion allowed an existing tenant to remain at Cahaba while adding the space it needed to grow, rather than relocating to another property.
A third lease added approximately 900 square feet in Suite 2227.
Together, the three deals show several ways office leasing activity can take shape within the same property, from bringing in a new business to helping an established tenant expand in place.
Two Northview Plaza Spaces Lease in Northport
Northview Plaza recorded two transactions during Q3, including a new business preparing to open in Northport and another space that never needed to reach the open market.
Flourish & Play leased 1,500 square feet in Unit 18. The new Northport concept is a play space designed for children ages 0 to 6 and their caregivers, creating an environment where children can explore and play while parents remain nearby. The second Northview Plaza lease followed a very different path. A 1,500-square-foot office in Unit 10 was preparing to become available when Right Space connected the space with a tenant ready to move quickly.
The timing allowed the unit to be leased before it ever reached the open market.
That is one reason an active pipeline matters in commercial real estate. Marketing a vacancy is important, but sometimes the right tenant can be identified before a property ever appears in an online search.
CASE Floors Leases 5,600 SF Warehouse in Phenix City
Q3 industrial activity included the lease of the full 5,600-square-foot warehouse at 800 Industrial Circle in Phenix City.
CASE Floors leased the entire building for wholesale distribution. CASE Floors is a family-owned luxury vinyl plank flooring company that works through independent flooring distributors and warehouse locations.
The transaction provided the company with a dedicated warehouse for its Phenix City operation while completing the lease of the full property.
Office Lease Completed at Azalea Office Park in Mobile
Right Space also completed an office lease at Azalea Office Park in Mobile during September.
The transaction covered approximately 400 square feet in Suite 572-109 and added Mobile to the four Alabama markets where Right Space completed leases during Q3.
Not every transaction needs to be a large block of space to matter. Smaller office suites remain an important part of the commercial market for businesses that do not need thousands of square feet to operate.
49,000 SF Northport Warehouse Goes Under Contract
Completed leases were not the only transaction activity during Q3.
The 49,000-square-foot warehouse at 3160 McFarland Boulevard in Northport went under contract for the purchase of the entire property in August. The sale is currently scheduled to close before the end of 2026.
Because the transaction has not yet closed, the 49,000 square feet is not included in the Q3 completed transaction total. If the sale closes as planned, it will be counted with Right Space's completed sales activity at that time.
What Right Space's Q3 Activity Shows
These seven leases are not a complete picture of the Alabama commercial real estate market, but they do provide a look at what Right Space encountered across its own transactions during the quarter.
Office was the most active property type by deal count, representing five of the seven completed leases. Three of those occurred at Cahaba Office Park in Birmingham, including both a new tenant and an expansion by an existing tenant.
The quarter also showed that commercial transactions do not all follow the same path. Little Bellies' space involved construction and subdivision work. Springer, Romeo & Associates expanded within a property where it was already located. One Northview Plaza vacancy was matched with a tenant before it was publicly marketed. Flourish & Play is bringing a new concept to Northport. CASE Floors took an entire warehouse for its distribution operation.
For businesses looking for space, that variety is also a reminder that the right option may not always be sitting on a listing site waiting to be found. Spaces can be approaching vacancy, available off market or capable of being reconfigured to fit a particular requirement.
