Right Space Commercial has acquired a two-building office property at 1788 McFarland Blvd N in the Bedford Place area and is beginning a full renovation designed to bring updated medical and professional office space to the Tuscaloosa and Northport market.
The property includes two brick office buildings totaling approximately 13,946 square feet. One building contains 7,178 square feet and was constructed in 1977, while the second contains 6,768 square feet and was built in 1998.
Located directly across from North River Christian, the property sits within an established professional area that is already home to several medical practices and other office users.
Seeing an Opportunity for Better Office Space
This acquisition was about more than purchasing an existing office property. We saw an opportunity to create the type of space that we believe the area needs.
The buildings have strong fundamentals, including a recognizable brick exterior, ample parking and a location convenient to both Tuscaloosa and Northport. However, the interiors need a significant update before they are ready to meet the expectations of today’s tenants.
Rather than making minor cosmetic changes, Right Space is undertaking a comprehensive renovation of both buildings. The project will address nearly every part of the property, from the individual suites and common areas to building systems, exterior presentation, landscaping, signage and other improvements.
The traditional brick character of the buildings will remain, while the overall property is modernized to create a cleaner, more functional and more welcoming office environment.
Designed With Medical Users in Mind
The renovated buildings will be divided into multiple suites, with an emphasis on larger spaces that can accommodate medical and healthcare-related practices.
The surrounding area already includes several healthcare providers, making it a natural location for additional medical users. Creating more quality space nearby can help strengthen the area as a convenient hub where patients can access multiple providers within the same general location.
The suites may also work well for other professional office users with similar space requirements, including businesses that need private offices, administrative areas, meeting rooms, storage or specialized layouts.
As renovation plans move forward, there may also be opportunities to adapt certain spaces around the needs of future tenants.
Investing Before the Opportunity Is Obvious
Commercial real estate is often viewed as a business built around existing listings and available spaces. At Right Space Commercial, we also believe there is value in identifying what a market is missing and creating new opportunities to meet that need.
This project gives our team the chance to use our experience in acquisition, leasing, property management, construction coordination and long-term asset planning within a single property.
The goal is not simply to renovate two older office buildings. It is to reposition the property so it can serve local businesses, healthcare providers and their patients for years to come.
Right Space Commercial worked with Norman Crow of Hamner Real Estate during the purchase of the property, and we appreciate his role in helping bring the acquisition together.
A Before-and-After Story in Progress
The current photos show the property at the beginning of its transformation. Some spaces still contain older furniture, finishes and layouts from previous occupants, while other areas provide a clearer look at the buildings’ existing character and potential.
Over the coming months, these interiors will look very different.
We plan to share updates throughout the renovation process, followed by a full look at the completed buildings and available suites once the property is ready to come to market.
Although construction is still underway, Right Space Commercial is already speaking with prospective tenants and showing the property to businesses interested in future space.
